One skill that all MREIA Members should acquire is to be able to do title searches online.

Why?

Let us count the ways.

#1) Find out who the owner is. Making sure the person selling it really is the owner  or has the authority to sell property.

You would be surprised how many people attempt  to sell property that they do not own! It happens every day.

#2) Information:

  1. When Seller purchased Property
  2. How much they Paid
  3. Mortgages against the Property (Terms such as interest rate, amount & remaining balance)
  4. Liens & Judgments
  5. Lawsuits against the Property
  6. Distress - Is the Property in Foreclosure? (Note: A must to do before bidding at an auction.) 

#3) Saves Time and Money -No longer do you have to trek down to the County Courthouse, go through some very old and heavy books, and bring plenty of change to make copies. 

Today you can sit in front of your computer, at any hour day or night and within 15 minutes have the info you need.

#4) It is Fun and Easy to do. No special skills are needed; you just need to understand the procedure. 

Plus, You get to play Detective and concoct “what if” scenarios when you put the pieces together. 

#5) Proceed or Not.  In many cases you can determine if you should go further with this property or pass.

Please understand if you do purchase the property, you will NEED to have a licensed  Title Insurance Company do a more thorough search and allow them to sell you Title Insurance on the property.
