Out-of-State Real Estate Investing
What We Wish We Knew Before Buying Out of State

Last evenings MREIA General meeting was a big hit.  We had a full house at the Live Meeting and online.

Thanks to  Andrienne, Eduard, Andrea & Joe for sharing their knowledge & expertise on how to wisely invest outside of the Garden State.

Key takeaways;  solid fundamentals of the physical property analysis along with the financials are vital.  

Researching the specific areas that fit your criteria and show potential.

Establishing  contacts ("boots on the ground" ) who know the area.

Solid Financial Analysis - what is your objective?  For example "C" properties focus on cashflow, while "B"  properties should produce appreciation, & cashflow. Meanwhile  "A" properties are for showing off and should be considered  only when they make financial sense (appreciation and tax shelter). 

Rent or Sell? Hold the Note, the pros and cons of each.

Knowing the local laws, customs (Andrea's  example of  Texas payment staying on the property),and how to handle non-payments. 

Once again, a great night of networking and learning, and thanks to everyone who attended.
