Topic: Maximizing Property Potential: Rehab Projects, ARV Evaluation & Industry Connections
A property’s value isn’t always obvious at first glance. For women investing in real estate, knowing how to evaluate a property’s potential—and having the right people to turn to—can make a meaningful difference when deciding whether a project is worth pursuing.
At this month’s MREIA Jersey Girls meeting, we’ll bring women real estate investors together for an evening of learning, conversation, and connection. We’ll take a closer look at how investors evaluate properties with renovation potential, from assessing the scope of a rehab to understanding After Repair Value (ARV) and how improvements may affect the overall economics of a deal.
Our discussion will include:
- Evaluating a property’s current condition and renovation needs
- Developing a realistic scope of work
- Estimating rehab costs and considering how they affect the deal
- Understanding the factors that can influence a property’s potential value
- Looking at the relationship between purchase price, renovation costs, and projected value
- Building relationships with contractors, agents, lenders, attorneys, title professionals, and other industry resources
Real estate investing is about more than finding the right property. It’s also about building knowledge, developing good judgment, and surrounding yourself with people you can learn from and work with. This meeting is an opportunity to do all three while connecting with other women who share an interest in real estate investing.
Whether you’re working toward your first investment or already have experience with rehab projects, come join the conversation, ask questions, exchange ideas, and make new connections.

MREIA'S JERSEY GIRLS UNION BEACH HOUSE INSPECTION
Thanks to everyone who joined us this past weekend for the "The Jersey Girls (Kimberly, Baronda & Joyce!) Union Beach House Inspection.
Attendees toured the home with an eye on condition, the quality of construction, and layout of the property.
MREIA's newest vendor Sary from Floor Coverings International, gave us a mini-course on the different kinds of flooring options available today.
Proximity to the beach (4 blocks away), discussions about FEMA's Flood Designations, as well as a review of the home's potential as an investment property were also on the agenda.
All in all, a fun educational day.
MREIA'S TRIP TO THE SIMPLEX MANUFACTURED HOUSING TOUR
On Saturday over 30 MREIA members visited the Simplex factory in Scranton Pa. to learn all about Manufactured Housing.
Highlights included touring the factory floor as well as learning the process from soup to nuts.
Touring several finished Simplex Modular Homes was also a treat.
Members not familiar with modular housing, were amazed to learn the size and scope of homes built in the factory.
After which an informal onsite seminar was held to discuss what we learned and ideas on investing strategies using modular housing.
From there we went to inspect lots owned by long-time MREIA Member "Pocono Joe".
Joe’s specialty is purchasing at property deed auctions in Pa and was gracious enough to share his expertise with his fellow MREIA Members.
